This is a preliminary desktop assessment and does not include design drawings or consultant investigations.

DEVELOPMENT DUE DILIGENCE — $1,250 + GST

A more detailed assessment before purchasing or developing a site.

Includes the Site Check plus:

detailed planning review
development opportunities and constraints
preliminary assessment of access and parking
services/infrastructure considerations
likely consultant requirements
preliminary approval pathway
development risk assessment
indicative development scenarios
written Due Diligence Report
30-minute review meeting

The Site Check fee will be credited in full if you proceed to a Development Due Diligence assessment for the same site.

DEVELOPMENT CONCEPT — FROM $3,500 + GST

Test what the site could actually become.

Includes:

planning review
project brief
preliminary site/yield analysis
workshop with client
concept site plan
indicative dwelling mix
preliminary floor planning/massing as appropriate
key planning departures identified
preparation for one Council pre-lodgement meeting where appropriate

DEVELOPMENT APPLICATION — FEE PROPOSAL

Once the preferred development strategy has been established, we can provide a fixed or staged fee proposal to take the project through Development Approval.

Where you proceed with us to Development Application, the Development Concept fee will be credited toward the DA architectural fee.

What will the architectural services cost?

Fees depend on project size, complexity, approval requirements and the level of documentation and construction support required.

As a general guide, architectural services for small residential developments typically represent approximately 4–7% of construction cost for a comprehensive service, with smaller or more complex projects potentially higher.

We normally structure fees in stages, allowing clients to establish feasibility and secure Development Approval before committing to the cost of detailed construction documentation and delivery services.

Following the initial Site Review or Concept Design stage, we provide a project-specific fee proposal setting out the services and costs for each subsequent stage.
